TIM Gallagher

It was a matter of time before I focused on commercial real estate full time. Being a second- generation Realtor behind my mother and having a father as a part-time real estate investor, I began my pursuit at the age of 21 with the purchase of my first investment property and continue to own and manage commercial property to this day.

I'm your guy!

In addition to my part time investing, I have a M.Ed., along with previous professional careers such as Adventure Based Therapist/Trainer, owner/seller of several small business start-ups, Director of Health and Healing at Canyon Ranch, Director of Business Development/Director of Development at Hillcrest Educational Centers, Inc., President/CEO of Ramblewild, LLC, and have served as a board member on several local organizations such as Berkshire County Kids Place and Prevention Center, Ecu-HealthCare, Feronia Forests and Hillcrest Dental Care, Inc. The Berkshires has become an area that is able to provide a quality of life not only for its’ residents, but for workforces and businesses as well. I am deeply involved in the local recreation scene as an avid backcountry skier, hiker, cyclist and water sports enthusiast as well as an amateur musician. By living in the Berkshires, most of these activities are minutes away from your front door. My wife Heather, also a Berkshire native, enjoys being a full time Realtor as well. We reside in Pittsfield and have two children, Rory, age 6 and Rowan, age 10. We keep our two dogs, Tatum and Tessa Mae busy with day trips and family outings.

DEDICATED TO THE COMMERCIAL REAL ESTATE MARKET

Pitch:
Commercial Real Estate is a complicated industry and much different than Residential Real Estate. Agents must be able to understand and negotiate issues such as timing, positive financial returns, environmental due diligence, lease/rent structures and the difference between residential and commercial valuations.

Having both first-hand experience of developing businesses and renovating properties for commercial uses, I have learned to appreciate the complexities and challenges that come with matching business needs with commercial real estate. My role is to let you focus on managing your business while giving you the advantage of a knowledgeable agent committed to your businesses’ success. The decision to focus strictly on commercial transactions stems from a deep understanding of these issues gained from my personal interest, professional experience and education. Having been involved in investment real estate for the past 32 years, I understand the relevance of different property types, locations, financial considerations and the complex decisions relative to being a tenant, a landlord, an owner or financier.

The relationship that I have with my clients is based on accountability, confidentiality and, above all else, loyalty. From the initial contact right through to the final product, my clients have the assurance that I am working diligently on their behalf to not only address their current needs, but also their future needs. All discussions and plans are kept strictly confidential. Business owners can focus on running their business without having to worry about managing the headaches and complexities of a commercial real estate transaction.
